388 George St has undergone an energy efficiency upgrade with the aim of achieving a Green Star rating of 5 and an ABGR rating of 4.5 stars.
The project involved intelligent sub metering to all tenant loads including, retail, mechanical load, computer rooms and common areas. The system implemented at 388 George St comprises an industrial PC and high level interface to the existing building management system, SCADA software system along with a distributed network of controllers to collect and manage the consumption information. The implementation of the system has allowed for an existing baseline power consumption profile to be established so that strategies can be implemented in a targeted fashion to reduce overall power consumption. Using easy to read graphs and bar charts, ongoing compliance is easily monitored.
A facility has also been provided to allow for remote monitoring of the system, with back up UPS power also incorporated into the design. Stowe Australia chose the NHP Power Quality Analysers over kWHr meters to provide better technical data of the buildings performance. Custom meter enclosure panels were designed by Stowe Australia to cater for the space restrictions that were encountered onsite.
The design has been based upon an open architecture model and the systems integration has been completed by our in house engineers. The completed system provides the client with a wealth of information about the site power quality and consumption rates. The reporting features offered, enable the client to comply with their ABGR requirements. Inbuilt alarms enable email and SMS notification of any alerts.
